TERMS & CONDITIONS

We understand that things don’t always go to plan, and we will always try to accommodate a change of plan as much as we can. We hope that our terms and conditions offer clarity and transparency in the way we manage our reservations for our overnight guests, guests dining with us and large groups or events. Please ensure you take a moment to read, in full, our terms and conditions below.

BLACK FRIDAY SALE DIRECT BOOK 2023

Subject to availability. This is a pre-pay Bed and Breakfast rate that is non-refundable nor transferable, by date or Chestnut property. Pricing varies between property, date and room category. Available on new bookings only, subject to availability. Valid on stays between 2nd January 2024 to 30th April 2024. This offer extends to stays in December at The Cricketers, The Westleton Crown and The Globe making validity for these properties 1st December 2023 to 30th April 2024 and excludes the 24th, 25th and 31st December 2023. Not available in conjunction with any other offer, token, coupons, cards or Silver and Gold Club Chestnut discounts. The only exclusions are for The Old Bridge where the offer excludes Valentines Day, Mother's Day, school holidays and bank holidays.

BLACK FRIDAY VOUCHER SALE 2023

Black Friday Luxury Dinner, Bed & Breakfast vouchers and Dinner, Bed and Breakfast vouchers can be redeemed at any Chestnut pub with rooms between 2nd January 2024 and 30th April 2024, subject to availability. Based on two guests. Vouchers must be declared at point of booking. Vouchers cannot be refunded or exchanged for cash or other denominated vouchers. Vouchers are non refundable and non transferable. Vouchers cannot be used before or after stated dates. Vouchers cannot be replaced if lost, stolen or destroyed. Vouchers cannot be used in conjunction with any special promotions, discount tokens, coupons, cards or Silver and Gold Club Chestnut discount. Exclusion dates apply for all - Valentines Day, Mother's Day, school holidays and bank holidays. Exclusion dates for The Packhorse Inn and Three Blackbirds include all Tattersalls sales dates and Newmarket race meetings. These vouchers includes a two-course dinner for two guests from a set menu.

Black Friday monetary vouchers are valid for use between 2nd January 2024 to 31st March 2024, subject to availability. Vouchers must be declared at point of booking. Vouchers cannot be refunded or exchanged for cash or other denominated vouchers. The gift voucher expiration date will be stated on the voucher and cannot be used after that date. Vouchers cannot be replaced if lost, stolen or destroyed. Vouchers cannot be used in conjunction with any special promotions, discount tokens, coupons or cards. If an intended purchase is for a higher amount than the face value of the voucher(s), the difference can be made up with a credit card payment. If it is less, then change can not be given.

DINNER, BED & BREAKFAST STAYS USING A BLACK FRIDAY GIFT VOUCHER

Black Friday Luxury Dinner, Bed & Breakfast vouchers and Dinner, Bed and Breakfast vouchers can be redeemed at any Chestnut pub with rooms between 2nd January 2024 and 30th April 2024, subject to availability. Based on two guests. Vouchers must be declared at point of booking and will taken as payment against the booking prior to the stay date. Stays using Black Friday vouchers cannot be refunded, cancelled or transferred to other dates. Vouchers cannot be exchanged for cash or other denominated vouchers. Vouchers are non refundable and non transferable. Vouchers cannot be used before or after stated dates. Vouchers cannot be replaced if lost, stolen or destroyed. Vouchers cannot be used in conjunction with any special promotions, discount tokens, coupons, cards or Silver and Gold Club Chestnut discount. Exclusion dates apply for all - Valentines Day, Mother's Day, school holidays and bank holidays. CHRISTMAS LUNCH BOOKINGS 2023

All Chestnut pubs excluding The Eight Bells and The Rupert Brooke will be open on Christmas Day. All Christmas lunch reservations will require full payment by the 31st October. Any Christmas Day lunch reservations made after the 31st October will require full payment at point of booking. Email notifications will be sent to the lead guest when payment is due and payments can be managed in the guest portal. Pre-orders will be required for Christmas Lunch a minimum of 20 days in advance of the 25th December 2023. A notification will be sent to the lead guest when pre-orders open and these can be managed in the guest portal. Christmas Day lunch reservations are non-refundable after the 31st October 2023.

FESTIVE MENU BOOKINGS 2023

 

Festive menus are fixed price set menus offering 2 and 3 course options. Festive menus are available at all Chestnut pubs from the 23rd November to the 23rd December 2023. For groups of 10 or more guests a £10 per person and a pre-order will be required. The deposit and pre-order will be required a minimum of 10 days before reservation date. Guests will be notified by email when deposits payments and pre-orders are open and activated within the guest booking portal. Guests can manage their own bookings, deposits and pre-orders in the booking portal. Deposits are non-refundable if cancellation is made within 10 days of the reservation date. Parties of 5 to 9 guests will be required to supply card guarantee and will be charged £10 per guest in the event that the party does not arrive for their reservation. This will be automatically charged within 24 hours of the reservation time and date.

FESTIVE STAY STAY PACKAGES 2023

 

Festive Stay packages are available between the 23rd November and 23rd December, subject to availability. This packages includes a food allocation for towards dinner either from our Festive Menu or Main Menu. The dinner allocations exclude drinks. Prices vary between date, room type and Chestnut pub. Cancellations and amendments can be made up to 48 hours in advance. Full payment is charged and non-refundable 48 hours prior to your arrival date. Festive extras are included in this package and may vary subject to availability. To make this a Festive Paws Package simply select 'Bring a Dog' when you book. There is a £25 per dog charge, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl and a snack.

 

CHRISTMAS STAY PACKAGES 2023

 

Christmas Stay packages are available for two and three night stays, subject to availability. These packages are based on two guests sharing one room. Check in for the two-night package is the 24th December, for the three-night package check in is either the 23rd or 24th December. We have no check outs available on Christmas Day. This packages includes Christmas Day lunch, a Christmas night hamper, breakfast each morning and festive extras are included and may vary subject to availability. Food allocation for the second and third night when booked on the three-night package is £35 per guest. The dinner allocations exclude drinks. Prices vary between date, room type and Chestnut pub. Full payment is required by the 13th November and non-refundable. Pre-orders for Christmas Day lunch choices will be required in advance. There is a £25 per dog charge, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl and a snack.

NEW YEAR'S EVE STAY PACKAGES 2023

 

New Year's Eve packages are available for one and two night stays, subject to availability. These packages are based on two guests sharing one room. Check in for the two-night package is the 30th December, for the one-night package check in is the 31st December. This packages includes dinner on New Year's Eve with either an allocation of £35 per guest or a set menu depending on pub of choice. Where there is a set menu on New Year's Eve, this is the only menu available. Also included, breakfast each morning and festive extras that may vary subject to availability. Food allocation for the second night when booked on the two-night package is £35 per guest. The dinner allocations exclude drinks. Prices vary between room type and Chestnut pub. Full payment is required at point of booking and is non-refundable. There is a £25 per dog charge, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl and a snack.

LAST MINUTE AUTUMN BREAKS 

Save £50 on our Bed and Breakfast rate when you book and stay for two-nights at any Chestnut pub between 26th October until 10th November. A promotional code is required to redeem this offer. Available on new bookings only. This offer extends to three-night stays with a saving of £75 and four-nights with a saving of £100. This offer is subject to availability and cannot be used in conjunction with any other offer.

 

​ADVANCED PURCHASE RATE

 

Our advance purchase rate is a pre-payed rate where payment is made at point of booking. This is a non-refundable payment, however, we do offer our guests one opportunity to transfer to an alternative date. If guests do need to transfer their booking to an alternative date, the booking will be subject to rate changes. The rate is subject to availability. 

LARGE TABLE RESERVATIONS

 

Group bookings of 5+

Any groups of 5 guests or more will require a valid card to guarantee it. If the party is a no show or cancel late a £10 fee per person will be charged within 48 hours of the reservation time and date.

 

Group bookings of 10+

Any groups of 10 guests or more will require a £10 deposit per guest. The total deposit will be deducted from the final bill. For large group bookings we may require a pre-order or the party may be given a reduced menu (this is dependent on the property and the time of year).

 

Group bookings of 20+

Large party bookings for 20 or more guests will be subject to additional terms and conditions. This will be discussed and sent separately by our event co-ordinator or a member of our management team.

 

 

OVERNIGHT STAY RESERVATIONS

 

All rates are subject to availability.

 

Once you have made your reservation at one of our inns you will receive a booking confirmation by email. This will detail your stay and highlight any inclusions and our policies. 

 

All reservations will be charged in full 48 hours prior to arrival. This charge will be made to the payment card that is supplied at point of booking. 

 

Any cancellations or amendments can be made to reservations up to 48 hours before arrival date (2pm). For any cancellations made after this time, the full payment for the first night of the stay will be retained. Any amendments to reservations within the 48 hours prior to arrival may be subject to additional charges. 

 

Transfers to alternative dates or bedroom category can be made up to 48 hours prior to arrival date, subject to availability. These will be subject to rate changes.

 

There will be a fee for any room keys that are lost during the stay.

 

Peak trading dates include all bank holiday weekends, the festive season (the full month of December), Valentine’s, Easter weekend and Mother’s Day weekend. In additions to these are specific dates at some of our inns. 

 

These include:

 

All Tattersalls Sale dates and Newmarket Racecourse meetings for reservations at The Packhorse Inn and The Three Blackbirds.

 

School holiday dates for reservations at The Globe, The Ship and The Westleton Crown.

The Latitude Festival for the Ship Inn and Westleton Crown.

 

The Wells Carnival at The Globe.

EARLY CHECK IN AND LATE CHECK OUT

 

Late check-outs between 11:00 – 12:00 will be complimentary when requested in advance.

Late check-outs after 12:00 will be charged at  £50 (subject to change depending on property) and check-outs after 3pm we charge for a full night, when requested in advance.

 

Early check-ins from 1pm, if requested in advance, will be charged at £50.

For slightly early arrivals where the room is ready this will be complimentary and at the discretion of the manager on duty.  

 

​GROUP BOOKINGS

 

Large accommodation reservations of 6 bedrooms or more will require a refundable deposit of 25%. The deposit will be held until all rooms are individually confirmed with a card, or in the instance that is being paid in full by the lead guest, the deposit is non  refundable and full payment is required 30 days prior to arrival.

Any cancellations or amendments for large accommodation reservations can be made up to 30 days before the arrival date. 

Any cancellations or amendments made within the 30 days prior to arrival date will be charged in full. 

 

DOGS OVERNIGHT STAYS

 

We have designated dog-friendly bedrooms across our inns, with the exception of The Northgate (this is due to our restaurant and bar not being an appropriate environment due to size and style of the building). 

 

We charge £25 per dog, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl and a snack. 

THIRD PARTY RESERVATIONS

 

We work with a few third-party booking agents like Booking.com andExpedia. All reservations made via third parties do not include breakfast, unless specifically stated. Breakfast can be added at check in at the price of £18.5 per guest.

 

Any cancellations, refunds or amendments to reservations made via third parties can only be made directly with the third party. We cannot action cancellations, refunds or amend any reservations made via third party booking agents. 

 

TABLE RESERVATIONS FOR OVERNIGHT GUESTS

 

Each of our inns run popular restaurants that are enjoyed by both residents and non-residents. Therefore, it is important to ensure that you make your table reservation in advance of your arrival to avoid disappointment. Table reservations can be requested at point of booking online or over the phone. In addition to this, a booking link will be sent to you in your pre-stay email reminding you of your upcoming reservation details.

 

PACKAGES AND OFFERS

All packages and offers across Chestnut inns are subject to availability and specific exclusion dates. All packages will include a food allocation for either lunch or dinner or a fixed set menu – these allocations and menus exclude drinks. For food allocations, set menus and other inclusions please visit the specific inn’s website, as these will vary by inn and package. 

CLUB CHESTNUT REWARDS | COMPLIMENTARY  STAYS

 

The complimentary stays are subject to availability and expiry 4 months from receiving it in a Good Room (or similar).

The complimentary stays are not available during peak periods (as mentioned in the terms and conditions).

There is no cash value for the reward and we require a card to guarantee the booking for incidentals.
